The latest research from Rightmove shows that March is the month home-movers spring into action, and is the best time of the year to put your property on the market.
After the first signs of Spring this past week, this month sees lots of buyers and sellers motivated to get settled in a new home by the summer, and gardens and outdoor spaces are key to moves.
With the exception of the past couple of years due to the pandemic, buyer demand tends to be extremely high coming into the Spring. March is the time that Rightmove have seen the most buyers enquiring about properties for sale, which in turn creates competition between buyers, and therefore gives sellers the best chance of sealing the deal for the highest price.
If you are thinking of selling, then spend some time ensuring your property is looking it’s best in order to attract as many viewers as possible. A few simple changes can help increase the value of your property and speed up the sales process.
- Remove all clutter – this is the ideal time to throw things away or give items to charity. Anything you do want to keep, store it neatly out of sight.
- Banish bad odours – open windows, light scented candles, and even consider baking before viewers arrive to make your house smell fresh. Especially if you have pets, try and keep them out of the way and ensure your house does not smell of wet dog!
- Revamp the front door – make your house memorable and stand out from the rest on the street by painting your front door in a vibrant colour.
- Transform your home’s exterior – touching up brickwork with a lick of fresh paint and tidying up your pathway and front garden can add instant kerb appeal.
- Make use of the space – ensure each room has a purpose and demonstrate how to use awkward spaces like under the stairs.
- Freshen up walls with a lick of paint in a neutral colour and add some soft furnishings to your lounge and bedroom to make the rooms inviting.
- Light and bright – make the most of natural lighting if you can, but also ensure that all your bulbs are working, both inside the house and also outside. Outdoor lighting is as important for safety as it is for aesthetics, so check they work and are switched on if viewers are visiting in the evenings.
